Our pricing structure gives you choice and control, ensuring that you get real value every step of the way, only paying for the service that you need. The full fee starts from $12,100 incl GST (including the engagement fee) and is paid in installments. This minimum fee generally covers one-bedroom units and/or budgets <$800,000.
Our fees are generally much lower than the industry standard of 2% - 3% of the purchase price.
We use a robust, proven approach that is fully customised to each purchase and to each client. For a low engagement fee with no lock-in contract, you get to experience our approach for yourself and the attention to detail that we place on each property and its evaluation and due diligence.
This service includes where appropriate:
Assisting you to become “purchase-ready”
Compiling a detailed property brief including professional advice and a feasibility study so that we’re both confident that your brief will be achievable in the market.
Referrals to conveyancers and strata / building and pest reporting companies where necessary (note, you will need to pay separately for their services)
Online, off-market and pre-market searches on your behalf
Inspecting qualified homes that have been thoroughly researched to ensure suitability
We handle all enquiries / communication with selling agents on your behalf
Property appraisal, due diligence and compiling a comprehensive property report including comparable sales data
Review of building and pest / strata reports
Creating and executing a negotiation strategy for purchase
Negotiating the purchase on your behalf
Liaising with third parties through to settlement
Recommendations for property managers and quantity surveyors + rent appraisal (investment property purchases).

EVALUATE & NEGOTIATE
Fees range from $5,500 - $8,800 incl GST per property
The fee is paid in two installments.
How it works: you identify the property you want to call home, we’ll do the rest! Includes where appropriate: assisting you to become “purchase-ready” (our essential first step), a review of building and pest / strata reports, research and data analysis, all communication with the sales agent on your behalf, property inspection, property appraisal, compiling a comprehensive property report including comparable sales data, creating a negotiation strategy for purchase and negotiating the purchase on your behalf.
Significant discounts apply for multiple properties or if you decide to move forward with the Full Service.

Fee: $7,150 incl GST
You want to negotiate the purchase yourself, but wish to skip countless frustrating hours of tedious searching through listings and enquiring on properties to determine suitability. This service includes compiling a property brief including professional advice and a feasibility study; online, off-market and pre-market searches; and supplying you with a shortlist of homes that have been thoroughly researched to ensure suitability.
Property Coach
Property Coach gives you your own buyer’s agent at an affordable fee. If you find the process of finding a home rewarding and want to have an active role in your property purchase, Property Coach is perfect for you. Once we’ve ensured that you’re “purchase-ready”, you search and inspect your own properties with your buyer’s agent standing by to:
Offer advice and guidance
Act as your sounding board
Share valuable information on properties chosen by you, accessing subscription-only property data portals
Review building and pest / strata reports and help you make sense of them
Assist you to create a negotiation strategy for purchase
Terms: 3 months or 10 properties, which ever comes first
Fee: $3,740 incl GST
You may choose to up-grade to the Evaluate and Negotiate Service once you’ve identified the property they want to call home if you’d like us to inspect the property, appraise of price and provide a comprehensive property report including comparable sales data, and finally negotiate the purchase on your behalf.
